Please read these terms carefully. By booking a service with Landlord Safety Hub, you agree to be bound by these terms. If you do not agree, please do not proceed with a booking.
In these terms:
We provide electrical safety (EICR), gas safety (CP12) and fire alarm inspection services for residential and commercial properties in London. All engineers are accredited as stated on our website and certificates carry the accreditation of the issuing engineer.
Completion of an inspection does not guarantee that all work on the property is compliant. Where defects are identified, we will advise on remediation but cannot guarantee that a satisfactory certificate will be issued following the first visit.
A booking is confirmed when you receive a written confirmation from us (by email or SMS). Verbal or online enquiries do not constitute a confirmed booking until you receive written confirmation.
We reserve the right to decline bookings at our discretion. We will notify you promptly if we are unable to fulfil a booking.
Appointment times given are estimates. Whilst we make every effort to arrive on time, we accept no liability for delays beyond our reasonable control.
All prices quoted are in pounds sterling and include VAT where applicable. Guide prices shown on our website are estimates; final pricing is confirmed before any booking is finalised.
Payment is due upon completion of the service or as otherwise agreed in writing. For portfolio clients, we offer monthly invoicing under a separate agreement. We accept major credit/debit cards and bank transfer. We do not accept cash.
Outstanding balances beyond 30 days may incur interest at 8% above the Bank of England base rate pursuant to the Late Payment of Commercial Debts Act 1998.
Cancellation policy summary: Free cancellation up to 24 hours before appointment. Cancellations within 24 hours may incur a charge.

You are responsible for ensuring our engineer has safe, unobstructed access to the property and all relevant areas (fuse boards, gas meters, all rooms, loft spaces etc.) at the agreed appointment time.
Where a property is tenanted, you are responsible for giving adequate notice to tenants and ensuring access is arranged. We accept no liability for failure to complete an inspection due to tenant refusal or failure to arrange access.
All relevant appliances must be operational and accessible at the time of inspection. Gas appliances must be in a condition that allows safe testing.
Certificates are issued by the attending accredited engineer and are valid as of the date of inspection. We make no warranty that conditions at the property will remain compliant after the date of inspection.
Digital certificates are typically delivered to the email address provided within 4 hours of inspection completion. We accept no liability for delays in delivery caused by incorrect email addresses or spam filters.
Certificates remain the property of the client. We retain copies for our records in accordance with our Privacy Policy.
If a property receives a code C1 or C2 on an EICR, it is the client's legal responsibility to ensure remediation is completed within the timeframes specified by current legislation.
Our total liability to you in connection with any services shall not exceed the amount paid by you for those specific services.

Nothing in these terms limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be lawfully excluded.
All engineers carry professional indemnity and public liability insurance. Details are available on request.
We take all complaints seriously. If you are dissatisfied with our service, please contact us in the first instance:
We aim to acknowledge all complaints within 2 business days and resolve them within 14 days. If we cannot resolve a complaint to your satisfaction, you may escalate to the relevant trade body (NICEIC for electrical matters; Gas Safe Register for gas matters).
These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
These terms constitute the entire agreement between us in relation to the services described and supersede all prior agreements and representations.
We may update these terms from time to time. We will notify existing clients of material changes by email. Your continued use of our services after notification constitutes acceptance of the updated terms.
If any provision of these terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
